To do this, we offer a variety of customizable services that fit our Agents needs while taking risk management and customer service to the next level!

  • Contract-to-Close File Management Services (Listing Agreement / Buyer Representation Agreement through Post-Closing)
    Resale: Seller/Buyer: $400   |  FSBO: $450   |   Dual: $550   |   New Construction: $250

    File Review & Compliance Upload of Brokerage-required documents to Compliance Systems within 48 business hours

    • Generation & facilitation of Client Advisories/Disclosures, MLS Change Orders and Reports

    • MLS Status changes - Seller(s) (*if permitted by the brokerage)

    • Full Transaction Coordination Support from executed Contract through Post-Close

      • Provision of “One Sheet” Transmittal forms (File Summary)

      • Open Escrow

      • Send informative correspondence to/for all parties throughout contract processes with client service links and custom attachments
        (Inspector Lists, Home Warranty brochures, Utility Lists, Concierge Services etc)

      • Contingency Timeline Management and Reminders

      • Customer Service/TRIO Packet orders (upon request)

      • Home Warranty Orders (Seller, with New Listings; Buyers, with Pending Transactions)

      • Regular Compliance Updates

      • Generation & Submission of Commission Instructions

      • Post Possession Release Facilitation (as needed)

    There is no Coordination work performed with this option. Communication is limited to the Agent, their Compliance Team and/or Managing Broker.

    • Full document review with detailed commentary of errors and omissions

    • Generation of Compliance file in brokerage compliance systems 

    • Informative email communications throughout the transaction with compliance checklist updates

    • Full upload of fully executed documents to compliance systems through Close of Escrow

    These documents are saved to a secure Google Drive file for the Agent which is accessible at all times.

    BE ADVISED: ALL INPUT SERVICES MUST BE REVIEWED AND MADE ACTIVE BY THE AGENT UPON NOTIFICATION OF UPLOAD COMPLETION.  AGENTS MUST PROVIDE THEIR OWN PROPERTY DESCRIPTIONS AND REMARKS.

    • Listing Service: File Setup & Management Only: $125 
      FSM including MLS Input: $150

      • Initial compliance setup, document review and disclosures pre-pending only. 

      • Direct payment for Listing File Management Only is due upon Contract Acceptance -or- Listing Expiration/Listing Contract Withdrawal. 

      • This service can be upgraded to Contract-to-Close

    • Buyer Pre-Pending Contract:  File Setup, Initial Disclosures & Buyer Representation Agreement Timeline Management:  $75

      • Initial compliance setup, document review and pre-pending disclosures only. 

      • Direct payment for Buyer Pre-Pending Contract Management is due upon Contract Acceptance -or- Buyer Representation Agreement Expiration/Buyer Contract Cancelation. 

      • This service can be upgraded to Contract-to-Close.


    • Mobile Notary Services are available Monday through Friday, 10AM to 3PM, within 25 miles of Medford, Oregon only (at this time).  Notary Services must be scheduled at least 1 hour in advance. 

      • For Active ROCKSTAR Management Files (Listing or Pending):
        Mobile Notary Service are included Free of Charge for documents requiring Notary Signatures and Stamps that are relevant to these open Transaction files ONLY.

      • Independent Service: 
        Mobile Notary Services can be scheduled and utilized outside of Contract services for $10 per signature and stamp combination.  Payment is due at the time of service and can be paid by Cash or Credit Card.  A $2 processing fee will apply to credit card payments under $20.

    • File Entry RUSH Services - Requested: $25 

      A RUSH Service request can be made for any same-day, short-notice MLS Input Services needed, or immediate Compliance upload (if provided to us within the first 48 business hours of the required State and Brokerage turn-around period).

      *ANY file submitted at the 72 hour mark or more past the contractual Listing or Buyer Representation Active Date, or Pending Contract Acceptance Date, requiring immediate Compliance File Startup and upload will AUTOMATICALLY incur an additional $25 RUSH Fee.

      • To meet the strict compliance standards and requirements set forth by brokerages, MLS and the State, any late file submissions will automatically be processed as a RUSH Service to help minimize the liability risk to you and your brokerage. ROCKSTAR★TC Services LLC reserves the right to charge for this Priority/RUSH Service processing.


    *Upgraded A La Carte Services will have the TC Invoice amount credited toward the Contract-to-Close balance due at Close of Escrow.  If the Brokerage allows TC payment through Escrow, the Invoice will be updated and sent to the Escrow team accordingly.

    *All PENDING Service requests are processed and priced as Contract to Close.

  • Terminated, Withdrawn and Expired Listing Files

    Listing Files that are Withdrawn or Buyer-Pre Pending Contract Files that are Canceled UNCONDITIONALLY will incur a $75 File Management Charge for TC-provided services. 

    Likewise, Listing Files and Buyer Pre-Pending Contract Files that have been managed in-full that EXPIRE will incur a $75 File Management Charge for TC-provided services. 

    There is No Charge for 1st-Time Pending Terminations, provided that the client stays in contract to pursue another Sale opportunity (Active Return to Listing or Buyer Representation Agreement continuation).

    2nd+Terminations for the same address and/or Buyer Transaction File(s) (Seller and Buyer in Escrow) that occur after 14 Business Days in escrow will incur a $125 File Management Charge for TC-provided services upon receipt of notification that final compliance updates have been made. If the 2nd+ Termination occurs within the first 14 days of Escrow, only a $75 File Management change will be invoiced.


    *These fees are invoiced Directly to the Agent for services rendered, and payment is due upon receipt of the TC Invoice.

    All prices listed are invoiced at “Per File” rates.  As our pricing is competitive, prices are subject to change.  ROCKSTAR★TC Services LLC and Agent Support Team do not use service contracts, but do adhere to a strict Terms and Policies Guideline.  For questions regarding pricing and/or invoicing, please feel free to contact our Accounting team.  All other questions regarding Services, Terms and Policies can be directed to our Senior Administrator
