Terminations

File Terminations

  • First Terminations are Free for every file.  

  • 2+ Terminations on the same file/with the same buyer(s) will incur a  $75 File Management fee per termination (up to, but not to exceed, the total cost of a traditional Resale Transaction Service), which will be due upon Compliance Completion of the Terminated file.

  • Listing Contract that are Withdrawn in the MLS and/or expire will be invoiced $75 for File Management Processing.

  • Buyer Representation Agreements that are terminate and/or expire will be invoiced $75 for File Management Processing.

Termination of Services

We value our working relationships with our clients, and take our role in your transaction file management seriously.  As outlined in our What We Expect section,

“Our TC’s work diligently to show the world the Rockstar Agent you are, and part of that commitment is in helping you to get paid on time with a complete compliance file that is held up to State, MLS and your brokerage’s high standards of expectation.” 

There are few instances where we as a company will willingly take action to terminate services with our clients, and these are not instances that we take lightly.

  • We work to create, and expect in return, a Safe, Communicative and Reliable Working Relationship.  We will always do our absolute best to ensure you and all parties we do business with are greeted with the highest level of respect and professionalism in all aspects of our business.  As TC’s, we work as a part of your team and, as such, we require an equal measure of respect and professionalism in return.  Should you have concerns that need to be addressed, please contact us directly for resolution.  We will always do whatever we can to make the situation right. 

    Should a concern or issue be large enough to discontinue our working relationship, it shall be addressed
    in writing, with your Managing Broker looped in, so everyone is on the same page and we can work towards an amicable resolution.  At that time, all work on all active files will cease immediately and all file documents will be handed back to you, free of charge, to handle as you and your broker deem appropriate.

  • Non-Communication and/or intentional deliverance or request to provide mis-Information is unacceptable in all circumstances. We will always accommodate your preferred chain of communication:  Email for general items, Text (if applicable) for Time Sensitive items and Direct Phone Call for Urgent Items requiring your attention.  

    • For all email-delivered items, we will send requests for documentation up to 3 times.  If permissible (and we have received a copy of your SMS Authorization Form, allowing us permission), we will follow up requests with text messages for items requiring attention. If an item is not received by the third attempt, we will save our documented attempts to your file.  If these three attempts are made to you, the agent, and it is a consistent issue with no prior notification of absence or delay in responses, we attempt to address this with you and provide evidence as needed.  Should resolution of this issue not be met, all work on all active files will cease immediately and all file documents will be handed back to you, free of charge, to handle as you and your broker deem appropriate.

    • We will NEVER intentionally send false, misleading, intentionally inaccurate or inappropriate information to any party involved in any transaction.  If we ask for an item, it is because we believe it to be necessary for your compliance or liability coverage.  Any item we send for signatures to you or your clients will always be cleared with you, the Agent, firstIf we facilitate a form that you deem is unnecessary or your broker has deemed unnecessary, please let us know and we will update our notes to ensure this action is not repeated.  If an Agent Support Team Member is ever provided with instructions to send, generate or otherwise facilitate information that is deemed to be false, misleading, intentionally inaccurate or inappropriate, we will immediately address this with you, your compliance team, or your broker for clarification.  If it is determined that the information we are asked to provide is knowingly unethical, all work on all active files will cease immediately and all file documents will be handed back to you, free of charge, to handle as you and your broker deem appropriate.

  • As stated in our Late Payment Terms, “Invoices unresolved after 40 days will result in the IMMEDIATE TERMINATION of ANY AND ALL future services with Agent Support Team”.   As soon as your compliance file is deemed Complete, payment is due for your file invoice.  We will never request payment on an invoice to you until our job is done, and are committed to working post-closing to ensure we’ve earned our invoiced amount.  Within the timeframe that we receive your file compliance closing package for Escrow, our goal is to have your compliance file complete within 48 hours whenever possible.

  • “Back-Door” deals with outside Transaction Coordinators utilizing materials provided by ROCKSTAR★TC Services LLC and/or Agent Support Team is strictly prohibited.  Should you choose to discontinue services with us, we will respect your decision, and will support your need to take care of your clients and your business as you deem appropriate.  With this said, any/all templates and graphics generated by ROCKSTAR★TC Services LLC, including but not limited to TC signature lines, task templates, email templates, One Sheet Transmittal forms and/or signature advisories are proprietary property of ROCKSTAR★TC Services LLC.  If you wish to utilize any of these elements outside of our company, a recorded phone discussion can be had, outlining agreed upon details regarding the use of these items independently, which will then be followed up in writing to be signed by both parties, releasing these elements to you.  Any unauthorized use of these elements outside of ROCKSTAR★TC Services LLC and/or Agent Support Team is otherwise prohibited.
